What is a Commercial EPC?

Energy performance certificates (EPCs) were introduced by the government to comply with the Energy Performance of Building Directive (EPBD).

An EPC gives a current rating for the building plus an example of a new building and existing building of the same type and what rating they would expect to achieve. Along with the current rating the report also produces a recommendation report listing changes to the property that would enhance its current rating.

Not all buildings require EPCs: the five main exceptions are places of worship, temporary buildings, stand alone buildings of less than 50 m2 that are not dwellings, buildings due for demolition, industrial workshops; and some non-residential agricultural buildings.

What does it involve?

A commercial EPC can only be provided by an accredited Commercial Energy Assessor following a survey of the property.

The assessor conducts a survey and gathers information on the building construction, usage, lighting, type of heating and insulation
The building owner or a client is required to supply building drawings or, if not available, they can be produced by the assessor
An EPC is issued as standard with an accompanying report giving simple, cost-effective recommendations for improving energy efficiency. It is lodged on a centralised register and the client is able to retrieve the report using a unique report reference number
An EPC is valid for 10 years
