Residential Energy Performance Certificates EPC's
All residential properties that are now marketed for sale or let, are required to have an EPC prior to marketing the property. The idea behind the availability of the EPC is that the potential purchaser or tenant can be aware of the likely cost of heating the property and it may influence their decision as to whether to proceed or not. The 5 page EPC document is a highly informative document and in addition to the front page charts includes:
- Estimated domestic annual costs of heating and lighting.
- Recommendations to upgrade energy performance.
- Cost effectiveness of recommendations.
- Summary of home’s individual heating and fabric features rated on scale:
Very poor / Poor / Average / Good / Very Good.
The Process
Depending on the property size, a site visit is required, which can take between 40 minutes for a single room flat, to 1 ½ hours for a large complex house.
After the site visit we do a number of calculations and computer inputting of data, prior to lodging the EPC with the central Land Registry. The Land Registry will then advise a 24 digit unique reference number (RRN) which can be used at any time in it’s 10 year life, to obtain a copy of the EPC.
Surrey Energy Management will then send you a copy of the 5 page EPC document electronically, by email.
Properties for SaleAll homes marketed for sale now require a Home Information Pack. (HIP) The EPC is merely one component of the HIP. In this case the requisitioning party is usually a HIP provider, appointed by the vendor or their estate agent. Surrey Energy Management would be pleased to quote any HIP provider for the provision of the EPC in the area that we operate. |
Properties for letThe process for letting a property is less arduous than for sale and the only document required is the EPC. Houses and flats are simple to quote for based either on No. of bedrooms combined with estimated floor area. We will gladly provide a quote over the phone or if preferred by email. |
